Investing in Real Estate is Investing in Yourself - Heroic Investing

Welcome! If this is your first time visiting Jason Hartman's website, please read this page to learn more about what we do here. You may also be interested in receiving updates from our blog via RSS or via email if you prefer. If you have any questions about first responder finance feel free to contact us anytime! Thanks!

A recent article in Entrepreneur magazine reported that there are over 10 million small and medium sized landlords in the United States. That number continues to grow as more and more public sector retirees search for ways to supplement whittled-down employer pension plans and protect themselves from economic downturns. As Jason Hartman recommends, investing in rental income property is also an investment in yourself, as you become not only a landlord, but also an entrepreneur ? an independent business owner.

What are the characteristics of a successful entrepreneur? In general, good entrepreneurs are like first responders ? self-motivated individuals who aren?t satisfied with the status quo. They want to be in control of their destinies and not at the mercy of others. They?re willing to try new strategies with the potential for better outcomes. And for retirees or those about to retire, becoming a real estate entrepreneur offers a way to take control of your financial future.

As Jason Hartman recommends, buying rental income real estate is the soundest possible investment. It?s an asset that will appreciate over time, with the potential for a stable and significant return over the lifetime of your ownership. Not only that, owning rental real estate puts you in charge, with no superiors to tell you how to manage your investment.

Within the limits of the Fair Housing Act and the local business and housing codes, you can decide how the property should look, who can live there, and how much rent to charge. You?ll be able to buy and sell properties as you choose, and establish your own schedule for maintenance and repair. You can decide what income level you want ? and plan accordingly.

When you?re getting ready to launch a real estate investing business, think of yourself as an entrepreneur from the beginning, and take steps to establish the business aspects of managing your investment. Some areas to consider include:

Consider investing in multiple properties in different areas. With good credit and the likelihood of consistent rental income to even out your debt-to-income ratio, you can most likely buy three or four rental properties of various kinds, optimally in different markets. This is a strategy Jason Hartman advocates, since it spreads the risk over a number of properties in case you run into problems in one area.

Establish a home office or space dedicated to your business. Although many entrepreneurs are reluctant to claim home office tax deductions for fear of triggering an audit, rental property ownership and management is a legitimate business with entirely appropriate exemptions for space, travel and other expenditures related to conducting the business of managing your property.

Maintain detailed records of all expenditures and related paperwork. As we?ve noted in previous posts on this topic, owning and managing rental property entitles you to a number of tax deductions related to repair, maintenance, travel, and hiring any contractors, managers, or other assistants you need. Documenting all these things and filing all receipts establishes you as a professional running a business.

Employer-provided pension plans, even in the public sector, are becoming increasingly vulnerable. But choosing real estate entrepreneurship puts you back in control of your financial future for a comfortable and stable income in retirement. ?(Top image: Flickr | MacEntee)

Diocesan Budget 2013

Dear members of the Diocese of Lexington,

We serve a God of abundance. We are called to use God?s gifts creatively and effectively. The Diocese of Lexington is blessed with many caring and committed Christians devoted to the wide diversity of God?s work. We, as an organization of believers, must plan collectively to exercise faithful stewardship over the resources God has entrusted to us. Those resources go far beyond financial resources. Indeed, our most significant resources are not financial. We do, however, need to make decisions about our finances. The Budget Committee needs your input in the process of allocating our financial resources for 2013.

Please review your ministry and let the Budget Committee know what financial resources you will need in 2013. Please consider how your ministry should change over time and where we can best focus resources to meet our needs and the needs of others. Be open to the possibility that there may be better ways to pursue a ministry, or that it may be better pursued by others. To the extent possible, please let us know what is essential to your ministry, what is important but not vital, and tell us your dreams. Our goal is to be faithful stewards and not to continue existing programs with a standard increase. The success of the ministry of the Diocese depends on your creativity. You may review the 2011 budget on the diocesan website at www.diolex.org.

A Diocesan Budget Request Form can be downloaded to assist you in the budgeting process. Please send your Diocesan Budget Request form to: The Episcopal Diocese of Lexington, ATTN: Budget Committee, PO Box 610, Lexington, KY 40588-0610, or email to our chair, Jim Ware, at jim.ware@insightbb.com no later than November 1, 2012.

The budget for 2013 will be developed using the following process:

October 3 through November 1, 2012 ? Budget Committee receives budget requests from committees, agencies, departments, and staff of the Diocese and drafts the Dream Budget based upon the requests for funding. NOTE: Any request for funding received after November 1 will not be included in the Dream Budget.

October 15, 2012 ? Budget Committee receives parish Fair Share Assessment amounts (before appeals) from the Finance Committee.

December 8, 2012 ? Unedited budget based on requests and full payment of assessments is presented to the Executive Council.

January 2013: Budget hearings will take place, with dates and times to be set at a later date. After budget hearings, the Budget Committee will meet with the Bishop to balance the 2013 budget.

January 26, 2013 ? Balanced budget is presented to the Executive Council for its approval.

February 22&23, 2013 ? Executive Council?s budget presented to 117th Annual Convention.
You are encouraged to fully participate in the budgeting process. Please attend the hearings and encourage others to come. There will be a webcast of the budget hearing and there will be a recording of the hearing available on the diocesan website for you to view at your leisure. We also ask that you take a few minutes and fill out the budget survey that will be available on the website. The best result will come from the collaboration of as many people as possible.?

Faithfully yours,

The 2013 Budget Committee

A new study found that patients with gout who consumed cherries over a two-day period showed a 35% lower risk of gout attacks compared to those who did not eat the fruit. Findings from this case-crossover study published in Arthritis & Rheumatism, a journal of the American College of Rheumatology (ACR), also suggest that risk of gout flares was 75% lower when cherry intake was combined with the uric-acid reducing drug, allopurinol, than in periods without exposure to cherries or treatment.

Previous research reports that 8.3 million adults in the U.S. suffer with gout, an inflammatory arthritis triggered by a crystallization of uric acid within the joints that causes excruciating pain and swelling. While there are many treatment options available, gout patients continue to be burdened by recurrent gout attacks, prompting patients and investigators to seek other preventive options such as cherries. Prior studies suggest that cherry products have urate-lowering effects and anti-inflammatory properties, and thus may have the potential to reduce gout pain. However, no study has yet to assess whether cherry consumption could lower risk of gout attacks.

For the present study, lead author Dr. Yuqing Zhang, Professor of Medicine and Public Health at Boston University and colleagues recruited 633 gout patients who were followed online for one year. Participants were asked about the date of gout onset, symptoms, medications and risk factors, including cherry and cherry extract intake in the two days prior to the gout attack. A cherry serving was one half cup or 10 to 12 cherries.

Participants had a mean age of 54 years, with 88% being white and 78% of subjects were male. Of those subjects with some form of cherry intake, 35% ate fresh cherries, 2% ingested cherry extract, and 5% consumed both fresh cherry fruit and cherry extract. Researchers documented 1,247 gout attacks during the one-year follow-up period, with 92% occurring in the joint at the base of the big toe.

"Our findings indicate that consuming cherries or cherry extract lowers the risk of gout attack," said Dr. Zhang. "The gout flare risk continued to decrease with increasing cherry consumption, up to three servings over two days." The authors found that further cherry intake did not provide any additional benefit. However, the protective effect of cherry intake persisted after taking into account patients' sex, body mass (obesity), purine intake, along with use of alcohol, diuretics and anti-gout medications.

In their editorial, also published in Arthritis & Rheumatism, Dr. Allan Gelber from Johns Hopkins University School of Medicine in Baltimore, Md. and Dr. Daniel Solomon from Brigham and Women's Hospital and Harvard University Medical School in Boston, Mass. highlight the importance of the study by Zhang et al. as it focuses on dietary intake and risk of recurrent gout attacks. While the current findings are promising, Gelber and Solomon "would not advise that patients who suffer from gout attacks abandon standard therapies." Both the editorial and study authors concur that randomized clinical trials are necessary to confirm that consumption of cherry products could prevent gout attacks

Benefits Of Apartment Investing

Many investors looking to get started in commercial real estate look at investing in apartments. Apartment investing is a great way to begin investing in real estate. This is because apartments are something that we all have had some introduction to and are familiar with.

Apartments are a strong investment because we all understand that ?people will always need a roof over their heads?.? Getting started investing will take some time ? begin with the basics ? and you will be well ahead of most investors just starting out.

Benefits of Apartment Investing:

1. Cash Flow
Bought properly, apartment buildings will provide a steady source of income for the owner. If you purchase a building in a good area with good management, your apartments will remain occupied, putting money in your pocket every month. The nice thing is that all of this can more-or-less happen on autopilot because you can hire a property manager to handle the day-to-day activities.

2. Equity Increase
Your equity also increases every single month. How? Because your tenants are paying off your mortgage or commercial notes. It may not be large equity jumps like when you manage the income and expenses. However, every single month your mortgage principal balance is reduced, thereby increasing your wealth. Month in and month out.

3. Appreciation
This is an area where apartment buildings shine. Because the value of an apartment building is based on the income it provides to the owner, when you increase the net income, you increase the value of the property. Period. It is that simple ? you simply purchase properties where you can increase rents and reduce expenses ? realistically ? while keeping everything properly managed and maintained. Try doing something ? anything ? to increase the value of your stock portfolio. You have no control whatsoever over your investment.

A big mistake a lot of people make when it comes to investing in commercial investment property is that they forget one simple thing:

Its All About The Math!

Not complicated math either. It really comes down to rents less expenses less any loan payments equals cash flow in our pockets.

Then, add loan principal reduction AND appreciation as icing on the cake of commercial property.

That is Garman Math 101.

Should be your Math too.

Always keep in mind that it is not about the pretty color of the building, not about whether the building has garages or balconies or a TV room or new maintenance free siding?..

Its all about the numbers baby!!

So, your first job in examining a potential ?deal? needs to be the numbers. Whether they have a swimming pool is insignificant ? it the numbers.

You see, the sad thing is when an owner plows thousands of dollars in improvements into a property and thinks he will get his costs right back. No way. I see this happen all the time. Why? New siding did not increase his net income. It made the property look better but his cash flow is still the same.

Numbers, numbers, numbers?

New Campaign Dispels Myths About Midwives | Being Pregnant

Screen shot 2012 09 24 at 5.21.02 PM 228x300 New Campaign Dispels Myths About MidwivesWhen I first became pregnant some 9 years ago I had no idea that midwives were an option, let alone that midwifery care was covered by my insurance. I knew midwives existed in the world because my family is English and Australian and midwives are often the primary support for expecting and laboring mothers in those countries. Somehow I knew I was pro-midwife. In Women?s Studies classes I learned that during the Darker Ages midwives had been burned at the stake for their expertise, and that things got worse for mothers and babies when men (?barber surgeons?) took over. But I didn?t connect these stories to the reality that I could literally hire a midwife in NYC who would take care of all my prenatal visits, labor and birth and beyond. This is precisely what I did when I became pregnant for the second time in 2007. My midwife was awesome.

Midwives have gained popularity in the US in recent years. According to a recent New York Times style piece, hiring a midwife is the thing to do for fashionable New Yorkers. But still, midwifery care is far from the norm in America. Lots of newly expectant parents are understandably confused about what midwives do exactly.

A new campaign from the American College of Nurse Midwives may clear up some of this confusion. A part of the campaign? ?Our Moment of Truth??is titled ?Midwifery Myths Set Straight.? Here?s a look:

?The profession of midwifery has evolved with today?s modern health care system. But there are many myths about midwives in the United States based on centuries-old images or simple misunderstandings. You might be surprised to learn the truth about some of these common midwifery myths.?

TRUE OR FALSE?

Midwives have no formal education.

FALSE. Most midwives in the United States have a master?s degree and are required to pass a national certification exam. There are many different types of midwives, each holding different certifications based on their education and/or experience. Certified nurse-midwives (CNMs) and certified midwives (CMs) attend approximately 93% of all midwife-attended births in the United States, and as of 2010 they are required to have a master?s degree in order to practice midwifery.

Midwives and physicians work together.

TRUE. CNMs and CMs work with all members of the health care team, including physicians. Midwifery care fits well with the services provided by obstetrician/gynecologists (OB/GYNs), who are experts in high risk, medical complications and surgery. By working with OB/GYNs, midwives can ensure that a specialist is? available if a high-risk condition should arise. Likewise, many OB/GYN practices work with midwives who specialize in care for women through normal, healthy life events. In this way, all women can receive the right care for their individual health care needs.

Midwives only focus on pregnancy and birth.

FALSE. Midwives have expert knowledge and skill in caring for women through pregnancy, birth, and the postpartum period. But they also do much more. CNMs and CMs provide health care services to women in all stages of life, from the teenage years through menopause, including general health check-ups, screenings and vaccinations; pregnancy, birth, and postpartum care; well woman gynecologic care; treatment of sexually transmitted infections; and prescribing medications, including all forms of pain control medications and birth control.

Midwives can prescribe medications and order tests.

TRUE. CNMs and CMs are licensed to prescribe a full range of substances, medications, and treatments, including pain control medications and birth control. They can also order needed medical tests within their scope of practice and consistent with state laws and practice guidelines.

Midwives cannot care for me if I have a chronic health condition or my pregnancy is considered high-risk.

FALSE. Midwives are able to provide different levels of care depending on a woman?s individual health needs. If you have a chronic health condition, a midwife still may be able to provide some or all of your direct care services. In other cases, a midwife may play a more of a supportive role and help you work with other health care providers to address your personal health care challenges. In a high-risk pregnancy, a midwife can help you access resources to support your goals for childbirth, provide emotional support during challenging times, or work alongside specialists who are experts in your high-risk condition to ensure safe, healthy outcomes.

Midwives offer pain relief to women during labor.

TRUE. Midwives are leading experts in how to cope with labor pain. As a partner with you in your health care, your midwife will explain pain relief options and help you develop a birth plan that best fits your personal needs and desires. Whether you wish to use methods such as relaxation techniques or movement during labor or try IV, epidural, or other medications, your midwife will work with you to help meet your desired approach to birth. At the same time, your midwife will provide you with information and resources about the different options and choices available if any changes to your birth plan become necessary or if you change your mind.

Midwives only attend births at home.

FALSE. Midwives practice in many different settings, including hospitals, medical offices, free-standing birth centers, clinics, and/or private settings (such as your home). In fact, because many women who choose a midwife for their care wish to deliver their babies in a hospital, many hospitals in the United States offer an in-house midwifery service. And because midwives are dedicated to one-on-one care, many practice in more than one setting to help ensure that women have access to the range of services they need or desire and to allow for specific health considerations. In 2010, about 90% of births attended by midwives in the United States were in hospitals.

There?s much more to learn on the handy FAQ page at Midwife.org. You can also use this website to start a search for a midwife in your area.

Maintaining Customer Rapport | Home Based Business Australia

Introduction by Barbara Gabogrecan

Ashley Collins 853 Maintaining Customer RapportI love the simple yet effective results on how to build customer rapport, discussed by Ashley. He is so right about how important it is to build rapport to keep a customer. Recently my son ordered a particular Apple computer from the retailer. He was given an approximate time for delivery. He actually rang to check if it had arrived at the due date. He was told ?no?.

The following week he rang again and was told that it was arriving on a specific date. He rang on that date and was told that the shipment of computers had arrived but had not been unpacked. This was on a Friday, so on Monday he rang again and was told it was not there. This time he asked to speak to the manager who informed him that it had never been ordered!

So, he cancelled the order, rang another supplier and the computer was delivered to his door in three days. The good outcome is that the owner of the store rang to apologise and to ensure him that staff would be better trained in the future in customer relationships.

?By Ashley Collins?

Once you create rapport with a customer or potential client, you must then maintain it every chance you can.? There are a number of simple ways you can do this;?

Look after your contacts
Your clients need to feel that you care enough about them to put their interests first. As you get to understand their needs, source products and services that will satisfy those needs, by solving their problems. Hopefully some of the solutions will be solved with your product, but don?t be afraid to recommend other appropriate product if you do not have anything suitable.

Set boundaries and have realistic expectations
I realise that an important way to maintain rapport can depend on how well the rules of engagement are established right from the ?word go?. Make sure you have sensible expectations at the very beginning of your relationship. It is also important that you both have a practical idea of how you will progress and what each can expect from such an opportunity.? Get this right early on and it is less likely that a misunderstanding will occur.

?A retail example
If a customer wants a product that is out of stock, what should you do ? what are the expectations? You want to make a sale and to do that you need to build the confidence of the potential customer for the salesperson to apologise, order replacement stock and check on its arrival time, while the customer is still there. It adds to your credibility if you actually call the supplier for these details.?

Now the customer knows that an order has been placed and when it is due to arrive. The next step is to call the customer when it arrives. Place this in your diary to ensure you remember the action you are to take. If it is delayed, then ring both the supplier and the customer again.

Keeping customers informed is a great way to build rapport and living up to their expectations.? You don?t want the customer to think that the sales person has let them down. If they do not get what they expect, they might just cancel the order and get it elsewhere.?

By building and maintaining customer rapport, by meeting the customers? expectations and doing what you promised, you are much more likely to keep the customer coming back again and again.

Wildfires in Washington State

ScienceDaily (Sep. 21, 2012) ? The summer of 2012 will unfortunately be known as the "Summer of Devastating Western Wildfires" and practically not one state out west was spared. Washington State has been hardest hit of late. A new satellite image shows a rash of wildfires currently burning in the middle of the state.

The Wenatchee Complex Fire started with a lightning strike on September 9, 2012. It has grown to over 39,000 acres and is currently 22 percent contained. This complex of fires contains the following smaller fires within it: Canyon Fire: 7,601 acres; Byrd Fire: 13,978 acres; Poison Canyon: 5,999 acres; Pevine Canyon: 7,540 acres; First Creek: 1,237 acres; Pyramid: 431 acres; Klone: 1,013 acres; Cashmere: 658 acres; Basalt: 136 acres; Misc: 737 acres. There seven active fires and 8 fires in patrol status included under the Miscellaneous Category. The Sears Creek and Maverick fires are included in the Miscellaneous fire category at 140 and 30 acres, respectively and both are 0 percent contained.

The Okanogen Complex Fire started with a lightning strike (in three of the four fire locations) on September 8, 2012 and is has currently burned over 5,000 acres. The Buckhorn, Leecher, and Hunter Fire are all part of this complex. The Goat Fire started a week later on the night of September 15, 2012 and its cause is still under investigation. Terrain is extreme with this fire complex making it much more difficult to fight.

The Table Mountain Complex Fire had a lightning strike start as well on September 8, 2012. It is currently 9500 acres in size. This complex consists of four larger fires or groups of larger fires and some smaller fires as well. The fire behavior increased due to the inversion lifting overnight resulting in hold over lightning strikes to become active. An inversion is smoke and warm gases which are generated by a fire that rise only until the temperature equals that of the surrounding air; then, the smoke flattens out and spreads horizontally because it has lost its lift. It is a very stable condition which may trap smoke or fog near Earth's surface. The stable conditions caused by an inversion are not favorable for turbulent surface winds or erratic fire behavior. But when an inversion lifts, it allows the air masses to rise and the instability can cause wind shifts and more erratic fire behavior.

The Yamika Fire Complex started on Saturday, September 8th during a significant lightning storm. Over 3,000 strikes occurred in Eastern Washington, igniting well over 100 fires. Three thousand acres are currently burning in this complex fire and it is over 40 percent contained.

The Cascade Creek Fire The Cascade Creek Fire is burning on the south slope of Mt. Adams. It is nine miles north of Trout Lake, WA. The fire was started by a lightning strike from that same storm that ignited most of the fires burning in Washington State. Currently over 9,300 acres have been affected and the fire is 50 percent contained. The highest priority remains keeping the fire from moving east onto the Yakama Nation, state and private lands.

This natural-color satellite image was collected by the Moderate Resolution Imaging Spectroradiometer (MODIS) aboard the Aqua satellite on September 19, 2012. Actively burning areas, detected by MODIS's thermal bands, are outlined in red.

German upper house seeks women quota in boardrooms

(AP) ? The German Parliament's upper house is calling for a mandatory quota for women on companies' supervisory boards.

The house, which represents Germany's 16 states, voted Friday for a motion that would require large companies to have at least 20 percent of women on their supervisory boards ? the equivalent of a U.S. board of directors ? starting in 2018, and 40 percent five years later, German news agency dapd reported.

The motion now goes to Parliament's lower house, which Chancellor Angela Merkel's center-right coalition controls. The coalition is divided on the issue and it's unclear whether a quota could secure a majority there.

The quota was proposed in the upper house by center-left state governments. Two states led by Merkel's conservative party joined ranks with them on Friday.

Jarre Aeroskull speaker dock packs dual 15watt woofers, recently departed Apple Dock Connector

Just in time for Halloween, Jarre's new Aeroskull dock embodies 70 watts of total power in a human-like cranium, complete with a pair of speaker-packing shades. Jarre is showing off the colorful chrome tune machine in black, white, blue, green, orange, pink, purple and yellow finishes, with a matching IR bone remote to boot. With a tinted lens appearance, the permanently affixed sunglasses actually contain two 15-watt speakers, with a 40-watt subwoofer occupying the skull's rear. The lofty £349 (about $565) sticker price will net you some of the latest technologies, including Bluetooth audio support and a standard 3.5mm audio input, but Apple's new Lightning port is notably absent, with a good-as-dead Dock Connector mounted up top, instead. With 70 watts of power and Jarre's backing, this seemingly bizarre rig may actually offer decent performance. You'll need to wait until its October ship date to see for yourself, but if a skeletal sound system is on your list of must-haves, you can rest in peace knowing that you have but weeks to live (with your current spirited setup).

AP source: MLB nears 8-year deals with Fox, Turner

Associated Press Sports

updated 9:30 p.m. ET Sept. 19, 2012

NEW YORK (AP) - Fox broadcast the World Series in 1996 and 1998, then took over exclusive rights in 2000.NEW YORK (AP) - Major League Baseball is nearing agreements with Fox and Turner Sports on eight-year contracts through 2021, according to a person familiar with the negotiations.

Under the deals, which are likely to be announced before the postseason, Fox will retain rights to the World Series and to a league championship series every year, the person said, speaking on condition of anonymity Wednesday because no announcement has been made.

The amount baseball receives from the two networks is likely to double to an average of about $800 million annually, with Fox's share averaging about $500 million.

ESPN and MLB last month announced a new deal covering 2014-21 that will increase ESPN's average yearly payment from about $360 million to approximately $700 million.

Fox, which broadcasts a Saturday regular-season game each week under its current deal, will gain additional regular-season rights under the new contract. Fox is expected to put some games on a national cable network that likely will be a rebranded form of its Speed network.

Turner also will broadcast an LCS each year, two division series and 13 regular-season Sunday telecasts. However, it will gain more telecasts that will be broadcast simultaneously with the local club TV feed within a market and increased digital rights.

Turner had carried all four division series from 2007 through last year but gave up two division series games to the MLB Network under a deal running through 2013.

That was part of a financial agreement that gave it rights to the two wild-card round games this year. ESPN gains a wild-card game starting in 2014. It also had televised 26 Sunday games each season.

Fox broadcast the World Series in 1996 and 1998, then took over exclusive rights in 2000.

ESPN gained additional rights to highlights and digital content in its deal plus more flexibility to show games involving popular teams.

Swim coach banned for life in sex abuse case

USA Swimming banned coach Rick Curl for life for an improper relationship with a teenage swimmer in the 1980s, another ugly chapter in a sexual abuse scandal that rocked one of America's most successful Olympic sports.

Curl, who ran one of the nation's largest swim clubs near Washington, D.C., and coached 1996 and 2000 Olympic gold medalist Tom Dolan, was scheduled for a hearing Wednesday before the National Board of Review. But he informed the governing body he was waiving his right to challenge the case.

Curl voluntarily gave up his membership and will be added to USA Swimming's list of banned individuals, which is published on the organization Web site.

The coach was accused of starting a relationship with a 13-year-old female swimmer in the 1980s.

That swimmer, Kelley Davis Currin, said she was pleased with the ruling but hopes it is only the beginning of truly meaningful change throughout the sport.

"Obviously I feel really good about it," she told The Associated Press in an interview. "But, in a way, I feel like this should have been done so long ago. This is really just the first step in the process. Unfortunately, I don't think things are going to get better. I think more discoveries are going be made. This is just the first layer of the onion."

Currin received a $150,000 settlement from Curl not to go to law enforcement with details of the illicit four-year relationship, a decision she still regrets.

"We had horrible counsel. We were given terrible legal advice," she said. "I absolutely, positively wish I could have a redo. I think there needs to be a law that for a child who's abused, there's no option. It's a criminal case. It's got to be reported. To settle out of court should never be an option."

After the settlement, Currin said she dealt with depression and suffered from an eating disorder. She has since married and gotten a job as a teacher, allowing some degree of normalcy. Still, she decided to come forward after the sport was rocked by a sexual abuse scandal that first came to light two years ago.

"There were just some really dark days," Currin said. "Abuse is horrific at any age but when it happens in the preteen years, the early teen years, those are the hardest years anyway for an adolescent. ... It was just so confusing for me. I'll live with the scars of that forever."

Dozens of coaches have been involved in improper relationships with underage swimmers, prompting USA Swimming to launch a new safe sport program that includes mandatory training and enhanced criminal background checks for all non-athlete members. Critics say the sport still promotes a culture of secrecy and has demanded that the top leadership be replaced, including executive director Chuck Wielgus.

Curl's attorney, Thomas Kelly, did not immediately respond to a voice mail and an email seeking comment.

The coach was founder and CEO of Curl-Burke Swim Club, but he stepped down from the post in July and is no longer associated with the team. The club issued a statement Tuesday saying it has changed its name to Nation's Capital Swim Club, with 15 sites around the Washington area serving more than 2,000 athletes.

The team's most notable swimmer is 15-year-old Katie Ledecky, who won a gold medal in the 800-meter freestyle at the London Olympics.

"The last couple of months have been a challenging time for our club, coaches, swimmers and facility partners," said Tom Ugast, the new CEO. "Our new name and ownership build on the many changes we've already made that reflect our uncompromising commitment to the safety of our swimmers, while preserving the talents and strengths that have made our club one of the country's most successful for years."

Currin was notified of the decision to ban her former coach in a letter from Susan Woessner, director of safe sport for USA Swimming.

"I want to thank you for your courage in coming forward and speaking out," Woessner wrote. "Your willingness to share your story is now holding Rick accountable after all these years. Thank you, Kelley. I have endless gratitude."

USA Swimming said it would have no additional comment.

Currin's attorney, Robert Allard, said she is working with investigators to pursue criminal charges against Curl, pointing out there is no statute of limitations on federal law under the Mann Act and adding that some state laws in Maryland and Virginia could also apply to the case.

Allard called Curl "the proverbial Jerry Sandusky within this organization," referring to the former Penn State football coach awaiting a likely life sentence for sexually abusing underage boys.

"We're hoping the conclusion of this is exactly the same one they had at Penn State ? the pedophile goes to jail, and those who were aware of it and did nothing are held criminally responsible as well," the attorney said.

As part of a separate lawsuit filed Monday, Allard claims former national team coach Mark Schubert knew of the case for years and tried, without success, to get USA Swimming to investigate.

"Similar to Penn State immediately moving to rid itself of those who knew and did nothing, we are not going to stop until the same is done at USA Swimming, starting with Mr. Wielgus," the attorney said. He also called for the firing of technical vice president David Berkoff, saying he "has admitted to knowing all about Mr. Curl going back to the early 1990s and failed to take effective action to protect young swimmers."

Despite being under investigation since April 2011, Curl was allowed to attend the U.S. Olympic trials this summer with a coaching credential.

"To be honest, I was not surprised people knew about it and did nothing," Currin said. "But when I learned for sure there was actual knowledge, it makes me want to throw up."
